Leonard Apartments

 

On the Eastern Shore of Maryland, there is a huge need for dedicated work force housing for those employed in the agricultural business, and the Leonard Apartments has 66 such units. In 2012, when Homes for America bought this property, nearly a quarter of the units had been neglected to the point that they were inhabitable. Initially, built in two phases in 1987 and 1999, this project was not compliant with Fair Housing laws or current codes.  When funding was awarded by the Maryland DHCD, RPH Architecture put pencils to paper and began the process of designing the rehabilitation of all units, completely updating the layout of many units to meet current code standards for UFAS/504, Fair Housing, and ADA. The new design was especially geared towards families because many tenants of work force housing have children.  New amenities included a playground for children, renovations to the community building to open the space and provide tenants with modern amenities including a community meeting space, kitchenette, computer room, fitness center, as well as offices for management and on-site program coordinator.
